Fora is design-led flex done properly. The buildings look the part - polished interiors, generous breakout space, lounges you actually want to work from, and fully equipped kitchens stocked with Caravan coffee and a snack offer that rotates weekly. For teams who care how their office looks and feels, Fora is the operator most of our clients gravitate to.

The portfolio is substantial. Around 60 buildings across London, with sites in Cambridge, Leeds and Reading too. Each building has its own character - the Shoreditch sites lean creative and energetic, the City locations feel more polished and corporate. There's enough variety that most teams will find something that fits their culture, not just their square footage.

What stands out beyond the aesthetics is the practical use of space. Every Fora building has well-thought-through breakout zones, phone booths, meeting rooms and co-working lounges, so your team is not pinned to its desk for the full working day. Membership also gives you reciprocal access across the wider Fora network — book meeting rooms anywhere in the portfolio, or drop into another building's co-working lounge.

Fora works best for teams who want the serviced-office model but care about the space itself. Two to fifty people is the sweet spot, and the one monthly fee covers the lot — no scattered extras, no surprises at the end of the month.

Private Office

From £816 per month

Your own space in a Fora building, designed end-to-end and ready to move into. One monthly fee covers Wi-Fi, utilities, cleaning, kitchens (with Caravan coffee), and use of the building's lounges and breakout space. Good for teams who want a serviced base that actually looks the part and don't want to deal with scattered extras.

Minimum: 12 months is standard. Shorter terms are sometimes available at a higher monthly rate.

FORA Owned (dedicated desk)

From £600 per person per month

Your own permanent desk inside a shared Fora workspace. You get the same desk every day, lockable storage, full access to the building's amenities. Good for individuals or very small teams who want consistency and presence without committing to a private office.

Typically 12 months. Shorter terms are sometimes available.

FORA Roam (monthly hot desk membership)

From £450 per person per month

A flexible hot desk membership that gives you access to co-working lounges across the Fora network. Turn up at any participating building, find a spot, get on with it. Works well for hybrid teams or founders who move between sites.
