How office brokers get paid (and what it costs you)

For serviced and managed offices:
The venue pays Tally Workspace a commission when you sign. There's no fee to you. But "no fee" doesn't mean "no value." We negotiate pricing, contract length, break clauses, rent-free periods, and fit-out contributions. We know what other companies are paying in the same building and across the same postcode, so we know when a deal is fair and when there's room to push. Most clients end up paying less than the listed price, on better terms than they'd get walking in alone.
For larger leased offices:
Tally Workspace charges a fee. This is standard for tenant-rep work on traditional leases where the negotiation is more complex and the stakes are higher. We're upfront about this before we start.
What about other brokers?
Most flexible office brokers say their service is "free." That's technically true for the client, but it means they're paid by the operators, which can influence what they show you. Others represent the landlord's side and get paid to fill their buildings. Neither model is necessarily bad, but you should know which one you're dealing with.
