Tally Workspace's take on Uncommon

Uncommon is a B Corp certified London operator with a focus on wellbeing and work-life balance. The buildings cover the standard flex essentials - breakout space, meeting rooms, lounges - alongside dedicated wellness facilities including Peloton bikes, quiet spaces, focus zones and prayer rooms. The overall feel is a workspace designed to support members across the day, not just at their desks.

The portfolio sits across five central and inner-London locations: Holborn (81-87 High Holborn) and Liverpool Street (34-37 Liverpool Street) in the centre, Borough by the market, Fulham on New King's Road, and Highbury & Islington in north London. Holborn and Liverpool Street both have rooftop terraces — useful for warmer-weather events, member socials and breakouts with a view.

Wellbeing facilities are a real differentiator. Peloton studios, wellness rooms, biophilic design and ventilation built to a high standard. The in-house design team also customises private office spaces to suit each member's brand, so the workspace looks the part as well as feeling well-run.

Uncommon is B Corp certified, with ESG built into how the business runs rather than tacked on. Event spaces are available across the network for launches, product reveals, summer parties and away days.

✓ Best for

  • B Corp and ESG-conscious teams who want sustainability embedded in the operating model
  • Teams who need easy access to breakout areas, phone booths and meeting rooms
  • Teams who want wellbeing built into their workspace - Peloton studios, wellness rooms, biophilic design
  • Design-conscious teams who want a workspace tailored by an in-house design team
  • Established teams wanting a credible business address in core London neighbourhoods
  • Companies who'll use rooftop terraces and event spaces for socials, launches and away days

Good to know

  • B Corp certified — ESG and wellbeing are core to how Uncommon runs the business, not afterthoughts
  • Five London locations: three in central London (Holborn, Liverpool Street, Borough) plus Fulham in the West and Highbury & Islington in the North - coverage is less extensive than larger operators like Fora or WeWork
  • Holborn and Liverpool Street both have rooftop terraces - useful for events and breakouts
  • Peloton studios and wellness rooms are part of the standard amenity offer
  • Multiple sites currently operate on a waiting list - demand for the network is high, so worth getting in early if you have a preferred location

Frequently asked questions about Uncommon

How many Uncommon locations are there in London?

Five locations across central and inner London: Holborn (81-87 High Holborn), Liverpool Street (34-37 Liverpool Street), Borough (1 Long Lane), Fulham (126 New King's Road) and Highbury & Islington (25 Horsell Road). Holborn and Liverpool Street both have rooftop terraces.

Is Uncommon B Corp certified?

Yes. Uncommon is B Corp certified, with ESG and positive impact built into how the business operates rather than tacked on. The buildings are also BREEAM certified and the operator holds Cyber Essentials certification.

What wellbeing facilities does Uncommon offer?

Wellbeing is core to Uncommon's positioning. The buildings include Peloton studios, wellness rooms, biophilic design (proper greenery, not token plants), leading-edge ventilation and filtration, and carefully-sourced furniture and finishes.

Which Uncommon buildings have rooftop terraces?

Holborn and Liverpool Street both have rooftop terraces - useful for warmer-weather events, summer parties, member socials and breakouts with a view. The rooftops can also be hired as event spaces.

What's the difference between a Day Pass and a Weekend Pass?

Day Pass (from £40 + VAT) gives full weekday access to an Uncommon coworking space — Wi-Fi, breakout space, communal kitchen and wellness facilities included. Weekend Pass (from £35 + VAT) is unusual in the flex market — it gives access at the weekend for quiet, focused work, useful for founders, students or anyone needing space outside of core weekday hours.

Can I book a Uncommon meeting room or event space without a membership?

Yes. Meeting rooms and event spaces are bookable across the Uncommon portfolio with no membership required — useful for client meetings, product launches, training sessions, summer parties or away days. The rooftop terraces at Holborn and Liverpool Street are particularly popular for warmer-weather events. Browse the listings on Tally Workspace and book directly, or contact [email protected] for help finding the right space.

How does Uncommon compare to Fora or Huckletree?

All three lean design-led, but the angles differ. Uncommon goes furthest on wellbeing - Peloton studios, wellness rooms, biophilic design and leading-edge ventilation as standard. Fora is the largest of the three with 60+ London buildings and a hospitality-led model. Huckletree is also B Corp and sector-focused (Web3/AI at Oxford Circus, GovTech at Westminster), with 7 London hubs plus Manchester and Dublin.
