The communal areas are really lovely and large, with lots of phone booths, nice meeting rooms and kitchens, and a good number of dedicated desk users who give the space a nice buzz. Compared to other offices in the area, it's much larger and higher end. There's a very nice coffee machine with dairy and oat milk, and even a podcast studio in the building. Members also get access to a private members' club, with a lovely restaurant and a full calendar of events like yoga and wine tasting, plus regular networking events.

Arding & Hobbs is a Grade II listed former department store in Clapham Junction, built in 1910 and trading as Debenhams until it closed in 2020. Developer W.RE and architects Stiff + Trevillion restored the building, uncovering an original stained-glass dome and barrel-vaulted stained-glass roof that had been hidden under paint for decades.
The upper floors are now run by x+why, a certified B Corp workspace operator, as its first South London location. The offer covers private offices and enterprise suites alongside coworking desks, meeting rooms and event space.
The restoration kept most of the existing structure to cut embodied carbon, and new elements are largely timber. The building has no gas connection, running instead on a VRF heating system, with an onsite solar array and green and brown roofs feeding a rooftop terrace with views across southwest London.
Members get 24/7 access, kitchen facilities and use of The Arding Rooms, x+why's private members' club on site, plus a regular programme of member events.
